1- Plumbing
Plumbing Rough-In Scope: Execution of plumbing rough-in works for one bathroom, one kitchen, and one air-conditioning condensate drainage line. Specifications of Materials Used: Water supply pipes: BR 3/4 inch, with a 10-year warranty. Drainage pipes: El-Sherif brand, considered among the highest-quality drainage pipes. Two (2) concealed water tanks with two (2) concealed bases. Concealed valves: BR brand. Bathroom and Kitchen Waterproofing & Materials Used: Dual-layer waterproofing system: Cold bituminous waterproofing applied over concrete. Ansomat waterproofing layer applied prior to ceramic tiling, poured around pipe penetrations to prevent water stagnation. Materials Used for Bathroom and Kitchen Finishing: Sanitary fixtures, mixers, and accessories, fully installed. Final sanitary finishing cost: EGP 45,000 for apartments exceeding 100 m².
2- Electricity
Electrical Rough-In Works: Supply and installation of approved electrical wires of EL-Sewedy brand. Installation of electrical conduits (Mostafa Mahmoud, Alaa El-Din – approved, or equivalent Mayozieh). Installation of a main electrical distribution board equipped with Venus and Sanchi circuit breakers. Installation of magic boxes (Bticino brand or equivalent Mayozieh) in each room. Use of high-quality electrical cables, including C80 or CF160 cables for satellite (dish) connections. Complete internet infrastructure for the entire apartment, with router location in the upper part of the corridor. Installation of satellite TV and telephone outlets for the entire unit. Installation of electrical wiring ducts/trays (ducting) throughout the apartment. Emergency lighting point (rough-in only). Air-conditioning infrastructure for the entire apartment, including power supply and drainage. Installation of refrigerant (Freon) piping for air-conditioning units with a maximum total length of 20 linear meters. Special offer: installation of waterproof LED lighting points. Installation of standard decorative LED lighting for gypsum board ceilings. CCTV system infrastructure (rough-in only). Finishing Materials Specifications: Venus switches and sockets, lifetime warranty, with white faceplates. Standard decorative LED lighting suitable for gypsum board ceilings.
3- Ceilings
Supply and installation of gypsum board ceilings for the entire apartment area, including all integrated lighting works. Use of green moisture-resistant gypsum board for the reception area, bedrooms, and bathrooms. Installation of gypsum board ceiling for the kitchen.
4- Ceramic
Supply and installation of imported porcelain tiles for reception and corridor floors, size 60 × 120 cm, with a unit price not exceeding EGP 9,000 per square meter. Supply and installation of ceramic parquet-style tiles (strip design) for bedroom floors, Cleopatra brand. Supply and installation of first-class ceramic tiles for bathroom and kitchen wall finishes, with a unit price not exceeding EGP 300 per square meter. Supply and installation of thresholds and transitions made of imported dark Emperador marble.
5- Aluminum
Supply and installation of large-size aluminum window sections, PS profile system. Installation of frosted glass for bathrooms and kitchens only.
6- Design
Provision of full apartment design services using 3D Max software.
7- Carpentry doors
Wooden Doors Works External Door: Supply and installation of Turkish armored/steel security door for the main apartment entrance. Internal Doors: Supply and installation of solid Moshki wood doors, veneered with Euro finish, and coated with primer paint. Includes: Door frames, jambs, and hardware as per project specifications.
8- Paints
Painting Works – GOTEN Washable Finish Primer Coat (Sealer): Application of one coat of water-based sealer. Cement-Based Putty: Application of two coats of cement-based putty. Undercoat / Base Layer: Application of one coat of lining. Touch-Up Layer: Minor surface corrections and refinements. Final Finish Coats: Application of two coats of high-quality washable GOTEN paint.
9- Kitchen marble

10- Air conditioning
Air Conditioning Works – Rough-In Full Apartment AC Rough-In: Supply and installation of electrical and piping rough-in for the air-conditioning system. Includes 10 meters of refrigerant (Freon) piping. Excludes: Supply and installation of indoor and outdoor AC units. All works shall comply with engineering standards and manufacturer’s specifications.
11- Decoration Works
Wood Cladding Works Supply and installation of wood cladding on two sides: One side in the living area. Second side in the reception area. Material may include MDF, PVC, or engineered wood, with finish as per client’s selection. All cladding shall be properly fixed, aligned, and finished for durability and aesthetic appearance. Integration with lighting and other decorative elements shall be coordinated with interior design specifications.

Supply and installation of sound system for living
13- Gift

Additional Charges:
EGP 500 per m² shall be added if the apartment is delivered without plastering and door/window frames.
EGP 300 per m² shall be added in case the site is received as a renovation project, including demolition and material storage works.
Architectural modifications shall be charged according to the assessment of the project engineer.
Window works shall be calculated based on total meterage, unit rate, and type of windows.
Area Measurement:
Payment shall be calculated based on the actual measured area on site, not on the area stated in the contract.
Final Decorative Works:
Final decorative elements shall be selected according to the client’s taste and agreed upon prior to final finishing.
