1- Plumbing
Plumbing Rough-In Scope: Execution of plumbing rough-in works for one bathroom, one kitchen, and one air-conditioning condensate drainage line. Specifications of Materials Used: Water supply pipes: BR 3/4 inch, with a 10-year warranty. Drainage pipes: El-Sherif brand, considered among the highest quality pipes. Buried water tank and base, including buried valves (BR brand). Bathroom and Kitchen Waterproofing & Materials Used: Dual-layer waterproofing: Cold YTOMINE applied over concrete, with Ansomat layer before tiling to prevent water accumulation. Cementitious waterproofing (Smart brand) with warranty. Materials Used for Bathroom and Kitchen Finishing: Sanitary fixtures and faucets, fully installed. Total finishing cost: EGP 35,000 for apartments over 100 m².
2- Electricity
Electrical Rough-In Works: Use of approved electrical wires and cables (El-Sewedy brand). Installation of approved electrical conduits (Mostafa Mahmoud or Alaa El-Din brands, or Mayozieh equivalent). Electrical distribution board: Venus switches with 18 circuits, or Sunchi/Sweidy 24 circuits, including generator switches. Installation of Magic Bticino electrical boxes in each room, or Mayozieh equivalent. High-quality cabling for satellite and internet: C80 or CF160 conduits for satellite (dish) installation. Internet and router point at the top of the corridor. TV and satellite points for the entire apartment. Exhaust fan rough-in only. Full apartment wiring for two-way switches. Emergency lights rough-in only. Air-conditioning rough-in for the entire apartment, including electrical wiring for 10 meters of refrigerant piping. Waterproof LED lighting preparation. Sound system rough-in only. Specifications of Materials Used in Electrical Finishing Works: Switches and sockets: Venus brand, lifetime warranty, white faceplates. LED spotlights and decorative lighting for gypsum board ceilings. Number of spotlights: 1 per designated area. Maximum cost per spotlight: EGP 100.
3- Ceiling
Gypsum Board Works White Gypsum Board: Installation of white gypsum board for a total area of 100 m² (light coves and general ceiling areas). Green Moisture-Resistant Gypsum Board: Installation of green gypsum board (moisture-resistant) in bathrooms and kitchen only. Includes proper fixing, alignment, and preparation for decorative lighting integration.
4- Ceramic
Flooring and Wall Finishing Works Reception and Corridors Flooring: Installation of porcelain tiles or marble, size 60 × 120 cm. Maximum unit price: EGP 550 per m². Bedrooms Flooring: Installation of parquet flooring, Cleopatra or Mayozieh brand. Bathroom and Kitchen Wall Finishing: Installation of first-grade ceramic tiles on walls. Maximum unit price: EGP 220 per m².
5- Painting Works – UTN. Brand
Primer Coat: Application of one coat of water-based sealer. Cement-Based Putty: Application of two coats of cement-based putty. Undercoat / Base Layer: Application of one coat of undercoat (lining). Touch-Up Works: Surface corrections and minor repairs (touch-up layer). Final Finish Coats: Application of two final coats of high-quality washable U.T.N. paint.
6- Alumetal
Aluminium Works – Windows Large PS Aluminium Sections: Supply and installation of large PS aluminium sections for windows. Frosted Glass: Installation of frosted glass panels for bathrooms and kitchens only. Includes proper fixing, sealing, and finishing according to project specifications.
7- Decoration
Wood Cladding Works Supply and installation of wood cladding on one side only. Material can be MDF, PVC, or engineered wood, as specified in the project. Includes proper fixing, alignment, and finishing for durability and aesthetic appearance.
8- Wooden Doors Works
External Door: Supply and installation of Turkish armored/steel security door for the main apartment entrance. Internal Doors: Supply and installation of solid Egyptian Moshki wood doors, veneered with Euro finish, and primer paint coat. Includes: Door frames, jambs, and hardware as per project specifications.
9- Kitchen marble
Imported Material, selected according to the client’s preference.
10- Air conditioning
Full Apartment AC Rough-In: Supply and installation of electrical and piping rough-in for air-conditioning system for the entire apartment. Includes 10 meters of refrigerant piping. Excludes: AC units, indoor/outdoor units installation.
11- Gift
For the total apartment 3D max design
Base Package: Partial finishing package (half finish).
Additional Charges:
+ EGP 500 per m² if the apartment is delivered without plastering and window/door frames.
+ EGP 300 per m² if the site is received as a renovation requiring demolition and storage works.
Architectural modifications will be charged according to the project engineer’s estimation.
Window works will be charged based on total meterage and type of windows.
Area Measurement: Billing will be based on actual measured area on site and not the contract’s registered area.
Final Decorative Works: Selection of final decorative elements will be done according to the client’s taste, and agreements must be finalized before the final finishing stage.
