1- Plumbing
Plumbing Rough-In: Installation of plumbing rough-in works for: One bathroom, one kitchen, and One air-conditioning condensate drainage line. Materials Specifications: Water supply pipes: BR 3/4 inch, with a 10-year warranty. Drainage pipes: El-Sherif, considered among the highest-quality drainage pipes. Two (2) concealed water tanks with two (2) concealed bases. Concealed valves: BR brand. Bathroom & Kitchen Waterproofing: Dual-layer waterproofing system: Cold bituminous waterproofing applied over concrete. Ansomat waterproofing layer applied before ceramic tiling, poured around pipe penetrations to prevent water stagnation. Bathroom & Kitchen Finishing Materials: Sanitary fixtures and mixers: Brands: Roca Sarjemin (France), Ideal Standard, or Sarfer (France), as per client selection. Final finishing cost: EGP 60,000 for apartments over 100 m².
2- Electricity
Electrical Rough-In Works: Use of EL-Sewedy brand electrical wires. Installation of electrical conduits (Mostafa Mahmoud, Alaa El-Din – approved, or Mayozieh). Main distribution board: Venus, 36 circuits. Magic boxes: Bticino brand (or equivalent Mayozieh) installed in each room. Use of high-quality electrical cables (C80 or CF160) for dish TV installation. Full apartment internet and telephone wiring, including router installation in the upper corridor. Installation of TV and satellite outlets throughout the apartment. Exhaust fans: rough-in and installation included; unit price not exceeding EGP 1,200. Special offer: supply and installation of LED profiles according to design. CCTV system: rough-in only. Air-conditioning rough-in: full apartment. Finishing Materials Specifications: Switches and sockets: SAS Nova New Generation, white color, lifetime warranty. Decorative lighting: LED spotlights and decorative LEDs integrated into gypsum board ceilings.
3- Ceiling Works
Ceiling Works – Gypsum Board Supply and installation of gypsum board ceilings for the entire apartment, including all integrated lighting fixtures. Green moisture-resistant gypsum board for: Reception area, Bedrooms, Bathrooms. Standard gypsum board for the kitchen and remaining apartment areas. All works shall be properly aligned, leveled, and fixed, ensuring seamless integration with lighting and interior decorative elements. Installation shall comply with engineering standards, manufacturer specifications, and approved design drawings.
4- Marble & Ceramic Works
Reception & Corridors Floors: Supply and installation of Braccia Daino or Carrara marble (or equivalent) for reception and corridor floors. Maximum unit price: EGP 2,000 per m², including: Material supply (marble), Installation consumables, Labor charges. Bedrooms, Kitchen & Bathrooms Floors: Supply and installation of high-quality ceramic tiles, brands: Al-Jawhara Royal, Art, or Cleopatra. Maximum unit price: EGP 550 per m², including all materials and installation. Installation Requirements: All flooring works shall be properly aligned, leveled, and grouted according to engineering standards. Materials, colors, and finishes shall be approved by the client prior to installation.
5- Painting Works – Uten Hotel-Grade Finish
Surface Preparation: Sealer coat: Apply one coat of sealer. Cement-based putty: Apply four layers of putty using trowels to achieve smooth surfaces. Undercoat / Base Layer: Apply one coat of plastic undercoat for better adhesion and coverage. Final Finish: Apply two coats of Uten Finomastic high-quality plastic paint, providing a premium home-grade finish. Finish shall be smooth, uniform, and washable, suitable for interior walls and ceilings. Installation Requirements: All works shall comply with engineering standards and manufacturer’s specifications. Colors and finish type shall be approved by the client prior to application.
6- Alumetal
Scope Limitation: The painting works described above apply only to bathrooms and the kitchen. Any additional areas or finishes shall be priced separately, based on material type and total measured area, and agreed upon directly with the client.

8- Carpentry doors
Internal Doors (Bedrooms): Supply and installation of custom-made solid Moshki wood doors, optionally with glass panels. Finish: Water-resistant Prothane or Polyester paint. Includes door frames, handles, locks, and hinges. Main Apartment Door: Supply and installation of Turkish armored (security) door. Final cost: EGP 12,000. Includes handles, locks, and hinges. Installation Requirements: All doors shall be properly aligned, leveled, and fixed according to engineering standards. Materials and finishes shall be approved by the client prior to installation.
9- Kitchen marble
Imported Materials – Client Selection: Supply of imported materials (e.g., doors, finishes, marble, tiles) according to the client’s preference. The type, brand, color, and finish shall be approved by the client prior to procurement and installation. Pricing and installation shall be agreed separately with the client, outside the standard package.
10- Air conditioning
Air Conditioning Works – Full Apartment Rough-In Scope: Complete air-conditioning rough-in for the entire apartment. Includes: Electrical wiring for all AC units. Drainage piping for condensate removal. Refrigerant (Freon) piping with a total length of 20 meters. Excludes: Supply and installation of indoor and outdoor AC units. All works shall comply with engineering standards, manufacturer specifications, and local safety regulations.

Additional Charges:
EGP 500 per m² shall be added if the apartment is delivered without plastering and door/window frames.
EGP 300 per m² shall be added in case the site is received as a renovation project, including demolition and material storage works.
Architectural modifications shall be charged according to the assessment of the project engineer.
Window works shall be calculated based on total meterage, unit rate, and type of windows.
Area Measurement:
Payment shall be calculated based on the actual measured area on site, not on the area stated in the contract.
Final Decorative Works:
Final decorative elements shall be selected according to the client’s taste and agreed upon prior to final finishing.
