1- Plumbing
Plumbing Works Plumbing Rough-In Scope: Execution of plumbing rough-in works for one bathroom, one kitchen, and one air-conditioning condensate drainage line. Specifications of Used Materials: Water supply pipes: BR 3/4 inch pipes, with a 10-year warranty. Drainage pipes: El-Sherif brand pipes, considered among the highest quality drainage pipes. Bathroom and Kitchen Waterproofing & Materials Used: Cementitious waterproofing. Application of plaster (rendering) for bathroom and kitchen. Construction of a glass-reinforced (BR fiberglass) neck/collar, followed by the application of a cement-based waterproofing compound. Materials Used for Bathroom and Kitchen Finishing: Sanitary ware, including toilet seat, washbasin, and bathtub. Faucet and accessory sets, to be selected according to the client’s choice. Final sanitary finishing, including accessories and mixers, at a total cost of EGP 20,000 for apartments exceeding 100 m²
2- Electricity
Electrical Works Electrical Rough-In Works: Use of approved electrical wires and cables (El-Sewedy brand). Installation of approved electrical conduits (Mostafa Mahmoud or Alaa El-Din brands, or equivalent Mayozieh). Electrical distribution board with switches (Venus), 18 circuits, or Mayozieh equivalent. Installation of Magic Bticino electrical boxes, three (3) boxes per room, or Mayozieh equivalent. Provision of internet and satellite (dish) points for one room. Electrical rough-in for exhaust fans in the bathroom and kitchen. Installation of two-way switches (Deviator switches) for corridor and master bedroom. Air-conditioning rough-in (electrical wiring only). Specifications of Materials Used in Electrical Finishing Works: Switches and sockets (Con Nice brand), lifetime warranty, with white faceplates. Provision for LED spotlights and decorative lighting for gypsum board ceilings in the designated areas. Maximum cost per spotlight: EGP 60.
3- Ceramic
Ceramic Tiling Works For the reception area and corridors: installation of laser-cut ceramic tiles, size 60 × 60 cm, with a maximum unit price of EGP 200 per square meter. For the bedrooms, kitchen, and bathrooms: the type of ceramic tiles shall be selected according to the client’s choice, with a maximum unit price of EGP 170 per square meter for the entire apartment.
4- Ceilings
Ceiling Works Execution of white gypsum board light coves (light boxes) in the reception area, corridor, and living room only. All other rooms and bathrooms to be finished with gypsum plaster ceilings (Gypsum Missis finish).
5- Painting
Painting Works Application of one coat of water-based sealer. Application of two coats of cement-based putty. Application of one primer (undercoat). Touch-up and surface correction works. Application of two final coats of high-quality paint (Scape or Mayozieh brand).
6- Aluminium
Aluminium Works Supply and installation of small aluminium sections (PS Aluminium) for kitchen and bathrooms only. Installation of aluminium window sills/frames with wire mesh for the windows.

8- Carpentry Doors
Door Works Internal Doors: Supply and installation of ready-made Egyptian flush doors for the apartment interiors. External Door: Supply and installation of Chinese armored/steel security door for the apartment main entrance.
9- Kitchen Countertop Marble
Kitchen Works Countertop: Supply and installation of Egyptian granite kitchen countertop. Finishing: Polishing of edges and surfaces, ensuring proper fitting and alignment with kitchen cabinets.
10- Air Conditioning
Air Conditioning Works – Rough-In Electrical rough-in for air conditioning system (wiring only). Includes supply and installation of all necessary electrical cables and conduits for the AC units. Does not include AC units, piping, or indoor/outdoor units installation.
11- Gift
4 Pieces of Wood Alternative Material Refers to four items made of wood substitute material (e.g., MDF, PVC, or other engineered/composite materials) used instead of natural wood. Commonly used for cabinet doors, panels, or decorative elements.
Base Package: Half finishing package.
Additional Charges:
+ EGP 500 per m² if the apartment is delivered without plastering and window/door frames.
+ EGP 300 per m² if the site is received as a renovation project requiring demolition and storage works.
Architectural modifications will be charged according to the project engineer’s estimation.
Window works will be charged based on the total meterage and type of windows.
Area Measurement: Billing will be based on actual measured area on site and not the contract’s registered area
